Position

The Property Manager will report directly to the Senior Property Manager.  The primary responsibilities of the position will be the management, maintenance and operation of 437,386 square feet for one office building in Downtown Denver, and the oversight of the onsite personnel.  This is a high-profile opportunity well suited for someone with property management experience who understands that increasing property values is achieved by maintaining high occupancy levels and minimizing operating costs, and to have the best maintained property in the market.

This is an Exempt position.

 

Responsibilities

  • Manage the entire operation, management and maintenance of 437,386 square feet of office product, ensuring the income is maximized, expenses controlled, and the value of the asset is maintained by sustaining occupancy through tenant retention and timely responses to leasing and marketing efforts.
  • Timely completion of accurate budgets, marketing & leasing assumptions, quarterly financial reporting, CAM reconciliations, and other related financial tools implemented by owner, investors and/or lenders.  Promote revenue growth of the on-site garage with the parking garage management company.   
  • Primary responsibility is response to owner for all requests including working with the on-site engineer for obtaining bids for tenant improvements in the building.  Processing of leases through the accounting Yardi system once leases are executed.    Assist the leasing team on their requests for information with regard to the building and assist with showings.    
  • Facilitate, monitor and oversee all capital improvements and tenant improvements at the property.  Regularly inspect the asset to ensure the property is maintained at an optimum level, and safeguard the security and protection of all tenants and visitors.

Requirements & Qualifications

Real Estate license required (can be obtained in a designated time frame once hired), Bachelor degree preferred, and   3+ years of relevant work experience in commercial real estate required. Real Property Administrator (RPA) and/or Certified Property Manager (CPM) designation a plus.  Must be fluent in Word, Excel, and have familiarity in accounting software programs (Yardi platform currently used). Knowledge in office, required, and leasing experience a plus.  The candidate must have excellent oral and written communication skills, and superior skills in tenant relations & customer service, supervision, budgeting/financial reporting.  Other essential capabilities include commitment to meet deadlines, integrity, work ethic & leadership qualities.

 

 

Supervisory Responsibilities:  This candidate will supervise the onsite staff of Assistant Property Manager, the part time  property administrator as well as contractors and vendors performing work on the asset.

Work is performed in an office setting with exposure to CRTs and UV rays. Working extended hours may be required as needed.  While performing the duties of this job, the employee is occasionally exposed to outside weather conditions.  The noise level in the work environment has some low level noise from the lobby of the building.
