Position Overview:
The Leasing and Property Manager is responsible for the lease up of new communities in their assigned portfolio as well as the financial performance of assigned markets. The manager is responsible for ensuring that the market attains all KPIs set forth such as target renewal rates, delinquency rates, occupancy rates, NOI targets, and leasing goals.
Essential Duties:
- Host open hours at assigned community, tour potential residents, and gather feedback
- Manage and complete the take-down schedule of the community while working closely with the builder, by completing various inspections within the selected platform, making sure the homes are ready to close with builder and taken to market for lease
- Market new communities using social media platforms such as Facebook, Instagram, and Twitter
- Market new communities on MLS, syndicated sites, Craigslist, Facebook Marketplace, etc
- Plan and host open houses, broker open houses, and community promotional events
- Perform move in and move out inspections with tenants
- Send out renewal notices and work with tenants to renew at the optimal rates
- Receive and post payments for all tenants
- Work all delinquency accounts to bring accounts current
- Manage the eviction process with local counsel
- Market vacant properties for lease through AppFolio as well as the local MLS
- Review and make recommendations for applications on all vacant properties
- Manage the full leasing process from vacancy through to move in including lease creation, notifications, and payment collection
- Manage the move in process – ensure tenants receive their welcome package and executed lease and keys
- Manage the move out process – review tenant schedules, ensure security deposits are returned in state mandated timelines, and notify the service manager of all upcoming turns
- Manage all HOA correspondence and violations to ensure violations are cured in a timely manner
- Complete bi-weekly community walks and inspections
- Handle all tenant escalations in a positive and cooperative manner
- Manage approvals for all property management vendor payments
- Send out work orders for all maintenance issues as they arise and ensure work is completed in a timely professional manner
- Process all invoices weekly.
- Work with local turnover vendors to create budgets and complete the turns
- During lease up, you must be willing to work the majority of weekends and open to a flexible schedule

Working Conditions:
- Indoor and outdoor work in all types of weather conditions
- May sit or stand for several hours at a time; climb up and down stairs multiple times each day; and lift up to 50 lbs
- Must travel throughout Sarasota, FL market as needed
- Be willing to utilize a digital tracking system on your vehicle as provided by the company
Education and Experience Requirements
- High school diploma or equivalent
- Real estate license in the home state and other states as required (or must obtain within 6 months of employment)
- Reliable transportation
- Knowledge of local housing ordinances and eviction procedures
- Complete understanding of fair housing laws
- Above average ability to communicate with others and work as part of a team remotely
- Intermediate computer skills and the ability to learn new software
- Knowledge of rental property management
