The Maintenance Technician is responsible for trouble-shooting and self-performance of maintenance work orders as assigned. The employee is required to be able to perform intermediate level maintenance and repairs in single family homes.
ESSENTIAL DUTIES:
- Ability to utilize technology to receive and process work orders.
- Contact tenants to set up appointments for maintenance work
- The technician will be responsible for completing an average of 5 works orders per day.
- The employee will be expected to complete maintenance work orders by trouble shooting and self-performing the work.
- The employee will be expected to assist with eviction lock outs by rekeying properties and/or assisting with trash outs and to otherwise assist the office as needed.
- The employee will be expected to interact positively and professionally with tenants on a as needed basis, including to better understand work orders, the need for maintenance and to schedule repairs.
- Communicate with the office staff on issues beyond their capability to ensure that the correct vendor is dispatched to jobs.
- Order parts and create new work orders for follow-up repairs.
SELF PERFORMACE MAY INCLUDE:

Perform plumbing repairs (leaks, fixtures, water heaters, drain lines)

General maintenance repairs (electrical, drywall, painting, carpentry)
- Rekeying and replacing locksets
- Install blinds and fixtures
- Trash out and securing
- Replace batteries, bulbs, and filters as needed.
- Additional repairs as needed

WORKING CONDITIONS:
- Indoor and outdoor work in all types of weather conditions.
- May sit or stand for several hours at a time; climb up and down stairs multiple times each day; and lift up to 50 lbs.
- Must travel throughout your respective market area (refer to offer letter) and be willing to utilize a digital tracking system on your vehicle as provided by the company.
EDUCATION AND EXPERIENCE REQUIREMENTS:
- High school diploma or equivalent
- Reliable transportation
- Experience as maintenance technician
- Above average ability to communicate with others and work as part of a team
- Intermediate computer skills and the ability to learn new software
- Knowledge of rental property management standards and practices
- Strong plumbing repair experience (required)
- EPA certification (preferred but not required)
