Role occupants are responsible for the physical condition of the rental units prior to occupancy. Will be required to handle emergency calls as necessary. Responsible for the general upkeep of the property interiors, exteriors, etc. Provide support and rotate emergency calls with Lead Maintenance, when applicable. Repair of major appliances/HVAC must always be considered and attempted prior to replacement. Report safety/liability issues to the Property Manager. Any other duties as assigned. 

Primary Responsibilities -

1.1 Make available apartments ready for occupancy 1.2 Assist Lead Maintenance with service requests when necessary. 1.3 Exercise job safety on a daily basis. Utilize all safety equipment such as belts, glasses, etc. at all times.

Trash-Out Units for Make-Ready -

2.1 Discard items left by previous residents that do not belong to the apartment, with approval from the Property Manager. 2.2 Make sure that all debris is removed from the refrigerator immediately. Turn off the refrigerator and leave the door open. 2.3 Turn off all breakers upon leaving unit.

Make-Ready Units for Releasing -

3.1 Be sure apartment is painted and sheetrock repairs completed. 3.2 Use make-ready checklist; return completed form to manager/supervisor. 3.3 Perform minor repairs to cabinets, doors, and unit fixtures. 3.4 Replace missing hardware. 3.5 Perform minor repairs on floors (carpets/tiles/Formica). 3.6 Check all security devices that are required by law (Charlie bar, window and door locks, patio door pins, etc.). Perform any necessary repairs as needed. 3.7 Check smoke detectors and fire extinguishers every time you perform a make-ready. 3.8 Perform minor repairs on appliances, plumbing fixtures, electrical and HVAC as required. 3.9 Request Lead Maintenance to demonstrate repairs you are unable to perform.

Resident Services -

4.1 Prioritize and perform daily service requests in a timely and efficient manner, as instructed. 4.2 Be alert to any other potential problems in occupied units, repair small items and report to manager. 4.3 Remove and clean-up any debris that is caused by maintenance work. 4.4 Never smoke in residents’ apartments. 4.5 Do not use personal items belonging to residents for clean-up. 4.6 Record time spent in each unit on the work order.

Supplies -

5.1 Maintain an inventory log of supplies on hand. 5.2 Maintain adequate supplies and parts so that work is not delayed. 5.3 Request Property Manager to purchase supplies and parts as needed.

Preventative Maintenance -

6.1 Maintain a schedule of preventative maintenance per company guidelines. 6.2 in the absence of Lead Maintenance check all photocells and exterior lighting weekly. 6.3 Change all air conditioning filters at lease once every three (3) months.

Other Duties (Fill in for Absent Employees or Work Backlogs in Other Areas) -

7.1 Pick up grounds. 7.2 Clean pools as instructed by Property Manager.

Attitude and Safety -   

8.1 Wear belt supports when lifting heavy objects. 8.2 Always display a friendly and courteous attitude toward all residents. 8.3 Maintain and promote a good attitude with coworkers. 8.4 Never confront a supervisor or coworker in front of residents. 8.5 Comply with company dress code at all times. 8.6 Maintain your personal tools of the trade. Accept responsibility for company tools. 8.7 Exercise due care with property equipment. Damage caused by your negligence will be your financial responsibility. 8.8 Report the condition of property equipment to the Property Manager. 8.9 Do not use residents’ facilities, bathrooms, etc. 8.10 Do not use residents’ telephone for any reason.

Hazardous Materials -

9.1 Maintain MSDS binder in maintenance shop. 9.2 Handle all chemicals according to Material Safety Data Sheets. 9.3 If your property contains asbestos, you must refer to the asbestos handling guidelines provided. 9.4 Maintain all logs as required by code.
