Organization Background

Easterly Government Properties, Inc. (“Easterly” or the “Company”) is a publicly traded Real Estate Investment Trust (REIT) focused primarily on the acquisition, development and management of Class A commercial properties that are leased to U.S. Government agencies.

 

Primary Duties and Responsibility

General

  • The Asset Management Analyst is responsible for supporting assigned Asset Manager(s) in the overall operational and financial performance of their portfolio(s)
  • Works collaboratively with Asset Manager(s) to achieve corporate asset management financial objectives and operational consistency
  • Complies with SEC, Sarbanes-Oxley and REIT regulations
  • As required, assists other departments, including Accounting, Acquisitions, Development, and Corporate Finance in support of their operations to achieve corporate objectives

 

Asset-Level Strategic Planning

  • Assists Asset Managers with the development of strategic asset business plans to achieve corporate financial and operational goals by:
    • Collecting data and preparing reports on building performance
    • Coordinating and collecting information from property management team
    • Preparing financial cashflow analyses
    • Conducting market research for leasing activities
    • Monitoring status of approved capital reinvestment projects
    • Maintaining internal system data to support decision making
  • Annually, prepare or conduct initial review of operating budgets
  • Update 5-year capital plans based on contractual and general maintenance requirements
  • Draft budget reforecasts, as required, to inform and support corporate finance objectives
  • Prepare CAM recovery estimates and other tenant reimbursements
  • Prepare detailed financial analyses to support recommendations to Asset Managers on significant operational issues, capital expenditures, leasing activities, or other strategic initiatives

 

Asset Operations

  • Assist with on-boarding, budget preparation, and novation process for newly acquired / constructed assets
  • Responsible for certain aspects of lease administration, including, but not limited to:
    • Aggregate data and prepare lease compliance reports / materials
    • Pursue and resolve Accounts Payable / Accounts Receivable issues
    • Prepare CAM recoveries, review annual operating cost adjustments, and conduct real estate tax analyses
    • Organize and maintain internal documents and files
  • Responsible for certain aspects of building operations, including, but not limited to:
    • Conduct periodic physical inspections with Asset Manager
    • Coordinate with property managers, building engineers and vendors
    • Draft vendor contracts for Asset Manager review
    • Assist in onboarding new vendors
    • Track asset financial performance
    • Maintain data in internal systems such as Yardi, IMPAK, and others as required
    • Maintain compliance documentation for all property-level loan covenants and restrictions
  • Support Asset Manager and Vice President of Leasing in all leasing activities conducting market analyses and aggregating information for proposal responses
  • Assist with project management duties for lease renewal tenant improvement and reimbursable projects:
    • Levelize vendor bids for comparison
    • Draft price proposals for projects
    • Draft or conduct initial review of vendor contracts
    • Maintain project schedules and budgets

 

Financial Reporting

  • Monthly, review budget-to-actual variance analyses and summarize results for Asset Manager
  • Monthly, report status of ongoing tenant and capital reinvestment projects to Asset Manager
  • Periodically, coordinate with Property Accounting on month-end closing activities, to include invoice approvals, expense accruals, variance reporting, etc.
  • Periodically, coordinate with Corporate Finance team to create and review the analyses that support the quarterly earnings model
  • Meet reporting requirements for property level loans, to include providing financial statements, rent rolls and other reports as required

 

 

Required Skills / Qualifications

  • Undergraduate degree
  • 2 to 4 years of commercial real estate property / asset management, accounting, or analytical experience
  • Strong understanding of basic commercial real estate concepts and valuation techniques
  • Excellent verbal and written communication skills
  • Excellent planning, organization, and interpersonal skills
  • Ability to function independently within a collaborative, team-oriented setting
  • Ability to work accurately and efficiently under tight deadlines
  • Ability to handle multiple projects at one time
  • Strong sense of personal motivation and responsibility
  • Ability to clear GSA NACI & FBI LBI background checks

 

Desired Skills / Qualifications

  • Ability to effectively utilize Artificial Intelligence (AI) in daily activities
  • Intermediate experience using Microsoft Excel and PowerPoint

The salary for this position is $85,000 - $105,000 per year, commensurate with experience.
