POSITION OVERVIEW

HIGHSIDE has a tight knit team flat management structure, and this position will manage and work closely with all members of the Development team. This role will be responsible for the management ground-up new development typically between $20MM to $150+MM, including feasibility, due diligence, entitlements, budgeting, scheduling, design, and construction.  This team member will also focus on creating and implementing key processes to ensure successful completion of projects within the firm’s Development plan. 

This role with be supported by real estate, development, construction, and finance professionals but will have the ultimate accountability for executing on its specific development plan given HIGHSIDE’s overall strategy. A background in development, pre-development, construction, real estate, or a combination thereof would be highly desirable, and an ability to understand how all elements of a development project interface will be paramount.  

RESPONSIBILITIES (Including performing and managing processes as needed)

                     Create and implement key processes/best practices to help achieve the firm’s objectives

                     Work with pre-development and investment group to identify/analyze opportunities

                     Research, develop and provide input to feasibility

                     Research, develop and provide input to schedule scenarios for acquisition and development

                     Manage due diligence and entitlement processes, including zoning review and property specific requirements

                     Work with local government other related parties to obtain necessary project permits and entitlements development requirements, master developer and local jurisdiction design review processes

                     Establish budget, schedule, and program expectations and ensure all are clearly communicated and executed across various team members and stakeholders

                     Manage project budget and related expenses. Work with accounting team to assemble monthly draws, including all necessary project reporting

                     Review and approve project expenses, contractor pay applications, and change order requests

                     Negotiate contracts, leases, and other critical legal documents to best mitigate project risk

                     Create and implement RFP process for various contractors and consultants

                     Negotiate all development and construction related contracts and agreements

                     Review design documents for completeness at each major design phase, including constructability and compliance with any applicable Owner requirements

                     Review final GMP for completeness, including recommendations for value engineering opportunities.

                     Manage general contractor, design team, and any other necessary consultants during construction, taking ultimate responsibility for successful project turnover

                     Regularly visit development sites to monitor and track project progress

                     Interface with the owner and key executives on all projects assigned

                     Build trust and maintain relationships through leadership and integrity

                      Manage and mentor Development Team

                     Direct the project closeout and delivery activities.

 

        QUALIFICATIONS

 

                     Bachelor’s degree in Architecture, Construction Management, Engineering, Real Estate, or comparable field required. Masters or higher in any of these fields, or related fields, highly desirable.

                     12+ years total experience in the industry with experience managing various phases of the development process (entitlements, due diligence, design, construction)

                     Direct experience leading multiple employees development projects simultaneously

                     Outstanding leadership, communication, organizational, and customer service skills.

                     Focus on a corporate culture that values open communication and a “best idea wins” approach

                     Keen judgment, strong work ethic, and an “all hands” approach to teamwork

                     Strong interpersonal skills and problem-solving ability

                     Excellent written and verbal communication skills

                     Experience with a variety of real estate asset property types; hospitality being a plus but not required

                     Ability to analyze macro, market driven factors

                     Proficiency in CPM scheduling software

                     Ability to set and meet strict deadlines and prioritize workload accordingly

                     Willingness to work overtime and travel as needed
