POSITION: Development Manager (Full Time, Exempt/Salaried)


DIRECT REPORT: Senior Development Manager


SUMMARY This position is primarily responsible for the management of the entitlement, design, construction and opening of multiple projects within the firm’s Self-Development and Development Management portfolio. Market segment is weighted heavily towards hospitality, but may also include multi-family and self-storage, renovations and ground-up new development typically between $15MM to $60MM.


RESPONSIBILITIES (Including but not limited to; varies depending on project type)

1) Assist team with property due diligence and discovery

2) Coordinate program, scope, and any input from acquisition team

3) Create and assemble initial project development budget including land, soft costs, hard costs, FF&E/OS&E, etc.

4) Manage entitlement and development process

5) Lead RFP process to engage design and consultant teams

6) Negotiate contracts with design and consultant teams

7) Manage design team ensuring budget, schedule, and program expectations are maintained

8) Assist in coordination between various project team members

9) Review design documents for completeness at each major design phase, including constructability and compliance with any applicable Owner requirements

10) Lead RFP process to engage CM/GC

11) Negotiate preconstruction and construction contracts with CM/GC

12) Manage preconstruction process to ensure budget and schedule are maintained

13) Review estimates for completeness, including recommendations for value engineering opportunities

14) Manage general contractor, design team, and any other necessary consultants during construction

15) Manage project budget and all project related expenses

16) Manage project schedule through each phase of development

17) Interface with the owner and key executives on all projects assigned

18) Maintain internal project records and assemble/organize closeout and completion documents

19) Build trust and maintain relationships through leadership and integrity

20) Perform other duties as assigned and necessary for a successful project


QUALIFICATIONS

1) Bachelor’s degree in Construction Management, Engineering, or comparable field.

2) Minimum 7+ years of experience managing various phases of the development process (entitlements, due diligence, design, construction)

3) Minimum 3+ years of experience working in Project Management for a general contractor

4) Experience in the hospitality industry not required, but strongly preferred.

5) Demonstrated ability to manage multiple concurrent projects

6) Outstanding leadership, organizational, and customer service skills

7) Ability to run effective team and client meetings

8) Ability to set and meet strict deadlines and prioritize workload accordingly

9) Excellent analytical skills, attention to detail and a strong work ethic

10) Strong interpersonal skills and problem-solving ability

11) Excellent written and verbal communication skills

12) Proficiency in Microsoft office software applications

13) Proficiency in CPM scheduling software (ASTA Powerproject preferred)

14) Ability to travel when needed to fulfill project responsibilities


SALARY RANGE $100,000 - $130,000, plus bonus DOE. Compensation may fall outside of the range shown based on the candidate’s experience, skills, qualifications, and competencies.
