POSITION: Director Pre-Development (Full Time, Exempt/Salaried)
DIRECT REPORT: SVP Development
SUMMARY
This position is primarily responsible for the management of due diligence, entitlements, initial budgeting and scheduling of multiple projects within the firm’s self-development and development management portfolio. Market segment is weighted heavily towards hospitality, but may also include multi-family and self-storage with project costs ranging between $15MM to $100MM.
PRIMARY RESPONSIBILITIES (Including but not limited to; varies depending on project type)
1) Assist client or investment team with property discovery and due diligence
2) Assist client or investment team with PSA, establish DD needs and timeline for closing
3) Coordinate program, scope, and any input from client or investment team
4) Manage and complete due diligence and entitlement processes, including development/design review/zoning processes
5) Negotiate initial DD contracts with design and consultant teams
6) Create and assemble initial project development budget including land, soft costs, hard costs, etc.
7) Lead RFP process to engage design and consultant teams
8) Assist in coordination between various project team members
SECONDARY RESPONSIBILITIES
1) Manage design team ensuring budget, schedule, and program expectations are maintained
2) Lead RFP process to engage CM/GC
3) Review design documents for completeness at each major design phase, including constructability and compliance with any applicable Owner requirements
4) Assist negotiating preconstruction and construction contracts with CM/GC
5) Assist preconstruction process to ensure budget and schedule are maintained
6) Review estimates for completeness, including recommendations for value engineering opportunities
7) Manage project budget and all project related expenses during DD phase
8) Manage project schedule through DD phase of development
9) Interface with the owner and key executives on all projects assigned
10) Maintain internal project records and assemble/organize DD documents
11) Build trust and maintain relationships through leadership and integrity
12) Perform other duties as assigned and necessary for a successful project
QUALIFICATIONS
1) Bachelor’s degree in Construction Management, Engineering, Real Estate, Finance or comparable field.
2) Minimum of 7 years of experience managing various phases of the pre-development process (entitlements, due diligence, preliminary design/construction, budgeting)
3) Experience in hospitality and/or multi-family development preferred.
4) Demonstrated ability to manage multiple concurrent projects
5) Outstanding leadership, organizational, and customer service skills
6) Ability to run effective team and client meetings
7) Ability to set and meet strict deadlines and prioritize workload accordingly
8) Excellent analytical skills, attention to detail and a strong work ethic
9) Strong interpersonal skills and problem-solving ability
10) Excellent written and verbal communication skills
11) Proficiency in Microsoft office software applications
12) Proficiency in CPM scheduling software (ASTA Powerproject preferred)
13) Ability to travel when needed to fulfill project responsibilities
SALARY RANGE
$135,000 - $170,000, plus bonus DOE. Compensation may fall outside of the range shown based on the candidate’s experience, skills, qualifications, and competencies. HighSide offers a competitive benefits package including a 401k match, healthcare coverage and a range of other benefits.
