Southwest Value Partners (SWVP), a privately held real estate investment company, is seeking a talented Senior Project Manager to join its team. SWVP invests in institutional quality real estate in growth markets throughout the United States. SWVP has a disciplined and high energy approach to asset acquisition, operating execution, value creation, asset disposition, and development.
The Senior Project Manager is responsible for overseeing the renovation and capital improvements of hospitality assets. This includes coordinating all aspects of projects, from planning and design to construction and completion. The position is located in Phoenix, AZ and requires periodic travel for on-site asset visits.
Ensuring quality work is delivered in a timely and professional manner and communicating effectively with both internal personnel and external third parties will be key.
The environment at SWVP is fast-paced and dynamic, and the Senior Project Manager will need to work well both independently and in a group setting. The Senior Project Manager will report to the Managing Director - Portfolio Asset Management.
Responsibilities:
- Plan, schedule, or coordinate construction project activities to meet deadlines.
- Prepare and submit budget estimates, progress reports, and cost tracking reports.
- Interpret and explain plans and contract terms to representatives of the owner or developer, including administrative staff, workers, or clients.
- Direct and supervise construction and related workers.
- Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, clients, purchasing suppliers, or sub-contractors.
- Determine appropriate construction methods and job specifications.
- Inspect or review projects to monitor compliance with environmental regulations.
- Responsible for monitoring and delivering accurate and timely updates on financial cost reporting.
- Deliver weekly summary reports.
- Work closely with General Managers and Asset Management teams.
Qualifications:
- Bachelor's degree in real estate, business, construction management, or related field preferred.
- Minimum 8-10 years of relevant experience is required, including 5 years serving as a Construction Project Manager focused on hotel projects preferred.
- OSHA certification a plus
- Experience with MS Project, AIA, Airtable, ProCore, Yardi, DocuSign, and Acrobat Sign a plus.
- Proficient in Microsoft Suite (Word, Excel, Outlook, Teams, SharePoint).
- Experience overseeing the full life cycle of construction and renovation projects over $10M in value.
- Strong leadership skills to effectively manage contractors and sub-contractors.
- Excellent oral and written communication skills.
- Proven budget and time management abilities ensuring multiple projects are delivered on time and within budget.
- Possess organizational skills to create schedules, track milestones, and course correct where needed.
- Successful application of negotiation skills regarding contracts, pricing, schedules, etc.
- Ability to assume high level of responsibility as a member of a team.
- Self-motivated, detail-oriented, accurate, reliable and flexible.
- Possess the ability to handle a large volume of work, effectively work under pressure and meet deadlines.
- Ability to prioritize work assignments and adapt to changing priorities.

Compensation: Salary plus bonus
Schedule: Monday – Friday, 8-5 plus additional hours as needed
