Reports To: Senior Site Development Manager
This role requires a full-time onsite presence in Durham, NC

Job Summary: The Site Development Associate will be responsible for driving a portfolio of sites through the AHJ and Utility coordination processes and deliver them to the construction team. The role will engage with A&E firms, AHJ representatives, Utility Design Engineers and landlords to navigate various challenges effectively and efficiently.
Key Responsibilities:
- Engage AHJs for projects to ensure plans are reviewed timely and that any issues are well understood and addressed by our A&E firms. The objective is to secure entitlements (if required) and permits to allow construction build.
- Engage utilities to develop final utility plans, execute easements, and execute utility contracts such that the utility is fully unlocked to provide power to the site.
- Coordinate activities with our landlord to ensure they are full onboard with our plans and well informed on progress with the site.
- Manage change order requests from the A&E firms and ensure costs are properly controlled.
- Support construction by aiding in the resolution of RFIs that arise from our GC partners.
Key Performance Indicators (KPIs):
- Sites Delivered to construction: Number of sites successfully submitted to Stage 36
- Sites Permitted: Number of sites moved to Stage 35
- % Quality of sites delivered to Construction: Average quality score for sites delivered to stage 36
Qualifications:
- A minimum of 2 years of experience in site development or a related field.
- Strong analytical and problem-solving skills.
- Excellent communication and interpersonal skills.
- Proficiency in GIS, AutoCAD, Bluebeam and other relevant software.
- Knowledge of zoning laws, environmental regulations, and construction processes.
- Ability to work independently and as part of a team.
Preferred Qualifications:
- Bachelor’s degree in urban planning, Civil Engineering, Real Estate, or a related field.
- Professional certification (e.g., AICP, PE).
- Experience with commercial development projects.
