Summary:

The Regional Maintenance Supervisor is responsible for overseeing the maintenance operations across a portfolio of properties located in Bellevue, Everett, and Seattle. This role ensures that buildings are safe, well-maintained, compliant with local regulations, and operating efficiently. The ideal candidate is a hands-on leader with strong technical knowledge, excellent people management skills, and a proactive approach to preventative maintenance and capital planning.

 

Essential Duties and Responsibilities:

Regional Maintenance Oversight

  • Oversee maintenance operations for multiple properties across the Bellevue, Everett, and Seattle markets
  • Establish and enforce maintenance standards, policies, and procedures across the region
  • Ensure properties meet company quality standards, safety requirements, and local/state regulations

Team Leadership & Development

  • Recruit, train, supervise, and mentor Maintenance Supervisors and on-site maintenance teams
  • Assist in conducting regular performance evaluations and provide coaching and development plans
  • Foster a culture of accountability, safety, and customer service

Preventative Maintenance & Repairs

  • Develop and manage preventative maintenance programs to reduce downtime and extend asset life
  • Oversee work orders, emergency repairs, and major maintenance projects
  • Provide technical support and guidance to on-site teams as needed

Budgeting & Vendor Management

  • Assist with preparing and managing regional maintenance budgets and capital expenditure plans
  • Negotiate and manage vendor contracts; ensure quality, cost-effectiveness, and timely completion
  • Review invoices and expenses to ensure budget compliance

Compliance & Risk Management

  • Ensure compliance with OSHA, EPA, Fair Housing, and local building codes
  • Stay current on Washington State and municipal regulations affecting maintenance operations
  • Conduct regular property inspections and safety audits

Capital Projects & Renovations

  • Assist with planning and execution of capital improvement projects and property renovations
  • Coordinate timelines, contractors, and scopes of work
  • Ensure projects are completed on time, within budget, and to company standards

Resident & Stakeholder Relations

  • Partner with Regional and Property Managers to resolve escalated resident issues
  • Support resident satisfaction by ensuring prompt, professional maintenance service
  • Communicate effectively with internal stakeholders and ownership groups

 

Required Skills, Education, and Experience:

  • 5+ years of maintenance experience in property management, including multi-site or regional oversight
  • 2+ years of supervisory or management experience
  • Strong working knowledge of HVAC, plumbing, electrical, carpentry, and building systems
  • Experience with property management software (Yardi, etc)
  • Familiarity with local Washington State building codes and regulations
  • Budgeting and capital planning experience
  • Valid driver’s license and ability to travel regularly between Bellevue, Everett, and Seattle
  • Strong organizational, communication, and leadership skills
  • On-call availability for emergencies as needed.

 

Physical Demands:

  • Ability to lift up to 50 lbs.
  • Frequent walking, standing, climbing ladders, and performing manual tasks.
  • Exposure to varying weather conditions and environments.

 

Compensation and Benefits:

The total compensation package includes eligibility for:

  • Discretionary annual bonuses based on company and individual performance
  • Monthly commission opportunities related to specific property or portfolio performance
  • Monthly cell phone stipend of $55.00
  • Auto allowance per pay period in lieu of mileage reimbursement
