Summary: We’re looking for a Leasing Manager to take ownership of a new lease up building in South Seattle. These include market rate and affordable units—well-located, desirable, and easy to lease.
You’ll become the face of our communities to prospective residents through exceptional customer service, innovative marketing, and a commitment to excellence. The Leasing Manager is a key contributor to our growth and success.
The Leasing Manager will report directly to the Regional Manager and is responsible for providing leasing support at multiple properties as assigned. The Leasing Managers focus is to answer all prospective leads, schedule tours, qualify prospective residents, show available apartments and, above all, to lease apartments.
Essential Duties and Responsibilities:
- Respond to leads and conduct tours across multiple sites
- Craft compelling property narratives and develop marketing strategies
- Build rapport with prospective residents and close leases
- Coordinate move-ins and follow-ups
- Use tools and data to track performance and improve outcome
- Maintain occupancy levels as established by owner/budget expectations.
- Exhibit professional leasing techniques.
- Assist with the completion of the weekly/monthly property analysis.
- Exhibit closing ratios in regards phone and walk-in traffic per Fulcrum policy.
- Assist with ensuring that all online marketing sources are updated (e.g., Craigslist) daily.
- Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority.
- Assist with resident retention programs.
- Ensure the safety, comfort, and privacy of all property residents.
- Ensure move-ins are completed consistently with new residents.
- Responsible for the daily integrity and confidentiality of resident files.
- Ensure that documents and reporting systems are maintained, updated, and organized.
- May assist in periodic reporting requirements as requested.
- Utilize online platforms, including social media and property websites, to market available units effectively.
- Stay informed on market trends and competitor activities to develop innovative marketing approaches.
- Organize and participate in community events to foster resident engagement and satisfaction.
- Promote the property through diverse advertising channels and community outreach programs.
- Accurately complete and process all leasing documents, ensuring compliance with company policies and applicable regulations.
- Manage resident and prospect information using property management software (Yardi, Rent Cafe, or similar).
- Perform daily inspections of community spaces, ensuring they meet company standards for cleanliness and appeal.
Required Skills, Education, and Experience:
- 1+ year of leasing, sales, or customer service experience (required).
- Knowledge of Fair Housing regulations (required).
- Experience with MFTE programs (preferred).
- Proficiency in Yardi Voyager and Rent Cafe (preferred).
- Background in multifamily property management, retail sales, hospitality, or related industries.
- Proficiency in Microsoft 365, Outlook, Excel, Word
- Exceptional communication and interpersonal skills with the ability to build trust and rapport with diverse populations.
- Strong organizational and time-management abilities, with a keen eye for detail.
- A valid driver's license and reliable transportation are required for community tours and outreach activities.
- Customer service-oriented with a passion for delivering an exceptional experience.
- Basic understanding of local market conditions and competitive property offerings.
- Ability to manage leasing paperwork, applications, and renewals with accuracy.
- Strong problem-solving skills with the ability to handle resident concerns professionally.
- Basic arithmetic skills, including addition, subtraction, multiplication, and division.

Physical Demands:
- Prolonged periods of sitting at a desk and working on a computer.
- Frequent use of hands and fingers to operate a computer keyboard, mouse, and other office equipment.
- Occasional standing, walking, bending, and reaching required.
- Ability to lift, carry, or move items up to 15 pounds as needed.
- Visual acuity to review detailed financial records, spreadsheets, and computer screens.
- Ability to communicate clearly and effectively in person, over the phone, and via email.
- May be required to attend in-person meetings at different property locations, which can involve walking, driving, and occasional travel.
Compensation and Benefits:
The total compensation package includes eligibility for:
- Discretionary annual bonuses based on company and individual performance
- Monthly commission opportunities related to specific property or portfolio performance
- Monthly cell phone stipend of $55.00
- Auto allowance per pay period in lieu of mileage reimbursement if applicable
