Essential Job Functions     

 

The New Development/Project Manager will perform a variety of tasks related to the planning, predevelopment, development, and implementation of multifamily apartment development projects (garden-style and midrise), from acquisition, through approvals, construction contract negotiation, construction oversight, punch list and preleasing.

                                                                                               

Major responsibilities consist of:

 

  • Provide full, direct service, and undertake all tasks involved with the development of multifamily properties.   
  • Conduct frequent outreach to local government and community groups and develop solid relationships in order to facilitate the development process.
  • Implement a system and develop project management skills to successfully move multifamily housing development projects through predevelopment, construction and into the completion/conversion and lease-up stages of development.
  • Track and coordinate activities of all internal and external development team members including but not limited to municipal agencies, general contractors, architects, consultants and lenders to ensure that project deliverables are on time and on budget
  • Establish and maintain dialogue with various investors, partners, community residents, community organizations, land owners, etc. in order to effectively meet the goals and mission of the organization.
  • Represent the organization at external meetings.

  • Familiarity with multifamily development concepts and underwriting

  • Effective oral and written communicator including ability to articulate to various audiences including senior office staff, maintenance staff, development team partners, community members, and residents

MINIMUM AND PREFERRED QUALIFICATIONS

  • Bachelor’s Degree and/or master’s degree in construction management, urban planning, business administration, or a related field
  • Three (3) to five (5) years of related experience in multifamily development planning, implementation, and project management
  • Experience and/or expertise in multifamily development projects
  • Proficient in Microsoft Office Suite with intermediate to advanced knowledge of Word & Excel, and CAD (important but not absolutely necessary)
  • Strong financial and analytical skills
