MultiVersity Housing Partners is looking for a Full Time Property Manager to join its growing team.

This position is perfect for a proven Assistant Property Manager or Leasing Manager looking to take the next step at a smaller sized student housing property well positioned for success.  

1)    Tenant Experience                                                                                               

a.    Handle escalated customer complaints

b.    Organize and promote student events

c.     Implement tenant retention programs                                                                 

d.    Oversee the development of community and a sense of belonging

e.    Interface with parents

2)    Accurate Reporting                                                                                                          

a.    Create monthly variance and executive summary reports for investor group

b.    Project quarterly income and expenses

c.     May code and input invoices or delegate this function

d.    Oversee the posting of rent

e.    Oversee daily bank deposits

f.      Oversee all collection procedures, beginning with the filing of applicable summons; serve as a liaison for collection agency inquiries

g.    Oversee late notices and eviction notices procedures

h.    Oversee the compilation of weekly reports

i.      Oversee utilities overage charge-backs

j.      Negotiate contracts

k.     Review vendor contracts

l.      Reduce expenses as applicable

 

3)    Leasing and Marketing                                                                                        

a.    Oversee:

                                               i.     processing of credit and background checks in accordance with standard procedures

                                             ii.     processing of move-outs

                                            iii.     preparing renewal letters and lease renewal recap

                                            iv.     ensuring resident files are accurate and complete

                                             v.     resident placement and roommate matching     

                                            vi.     broadcast emails, flyers, and newsletters                                               

b.    Maintain budgeted occupancy rate through marketing, leasing,

and retention efforts

c.     Oversee the maintenance of data such as transfers, subleases, resident changes, adjustments, lease approval and sign-off         

d.    Establish performance goals for on-site personnel and provide enthusiasm and support toward achievement

                                               i.     Create employee leasing goals weekly

                                             ii.     Determine developmental criteria for staff members

e.    Monitor and analyze market and comparable properties

                                               i.     Market Survey

f.      Create and implement leasing plan

g.    Create promotional plans

h.    Review and approve marketing materials

i.      Disbursement and application of Leasing Incentives

 

4)    Personnel Management                                                                                      

a.    Hiring Staff

                                               i.     Secure staffing approvals

                                             ii.     Follow the Recruiting SOP (review resumes, interview candidates) and make hiring decisions

b.    Manage Staff

                                               i.     Motivate staff

                                             ii.     Delegate tasks

                                            iii.     Coach and mentor staff

                                            iv.     Offer and/or provide training

                                             v.     Develop skill acquisition goals

                                            vi.     Address employee relations and performance issues

                                          vii.     Schedule or delegate staff schedules and transitions

c.     Paperwork

                                               i.     Complete and forward new hire paperwork and forms (and other documents) in a timely manner

d.    Enter Payroll data in accordance with the prescribed deadline

e.    Follow all HR SOPs (i.e. terminations, new hires, etc.)

f.      Conduct weekly staff meetings

g.    Conduct “huddles” with management personnel each morning

5) Physical                                                                                                   

h.    Ensure property inspection occurs daily

                                               i.     Correct and/or ensure deficiencies are addressed

i.      Audit property for safety and appearance standards

j.      Oversee quarterly apartment inspections

                                               i.     Ensure damages are charged-back to the resident

                                             ii.     Report to Regional Manager any safety issues or concerns

k.     Authorize expenditures

l.      Maintain files and licenses

m.   Help ensure compliance with code and regulations

n.    Ensure the Transition Manual is followed and executed

                                               i.     Ensure transition is within budget

                                             ii.     Ensure transition is completed within the specified timeframe

                                            iii.     Ensure transition occurs with minimal parent/resident complaints

 

MINIMUM AND PREFERRED QUALIFICATIONS

-EDUCATION

Minimum:

High school diploma or equivalent

 

Preferred:

Bachelor’s degree in Business or related field

 

-EXPERIENCE

            Minimum:

One (1) year prior Property Management experience (at the Assistant level or higher) to include basic Accounting experience

Proven successes with lease-up communities, where applicable.

 

            Preferred:

More than one (1) year prior Property Management experience (at the Assistant level or higher), or Property Manager level experience, to include basic Accounting experience

Note: For larger properties, additional experience is strongly preferred

Proven successes with leasing activities

 

            Industry Experience Required:

Property Management experience

Note: For larger properties, Student Housing Property Management experience is required.

 

Industry Experience Preferred:

Student Housing Property Management experience

o   Understanding of compliance issues (i.e. building codes, licenses etc.)

Valid Driver’s License

            Preferred:

Valid state-specific Real Estate License, CAM designation, or CPM designation.

 

TRAVEL REQUIREMENTS

Occasional overnight travel

WORK ENVIRONMENT

The work is conducted in a temperature controlled office environment with moderate noise levels.  However, off site activities may be required.
