SVP of Asset Management and Business Development

Responsibilities: 

 1.     Form effective working relationships and networks with vendors, contractors, property managers, accountants, attorneys, appraisers, brokers, and others.

2.     Review and approve all 3rd party vendor contracts

a.     Use current standards for contract length, scope of work, etc.

3.     Establish long- and short-term goals for each property to maximize investment returns

a.     Work with operations to ensure all goals are understood and met. 

b.     Conduct weekly calls/meetings for each property in the portfolio to monitor progress.

4.     Track the properties’ occupancy, cash flow, expenses and pending capital items in order to maximize overall performance of each property

a.     Offer initiatives to keep goals on track.  Require explanation for any variances in a timely manner. 

5.     Perform periodic property site inspections to ensure property performance and high standards of property management and maintenance

a.     Report back to operations with visit findings.  Use the Asset Manager site visit checklist during all tours (attached).

6.     Coordinate the financing and refinancing processes for the portfolio and work with lenders on an on-going basis to answer questions and get necessary approvals (e.g., on capital expenditures)

7.     Work with Accounting Manager to ensure that all appropriate loan draw requests are made to lenders

8.     Assist in due diligence of new acquisitions

9.     Work with property managers, leasing agents and accounting manager to create annual budgets for each property

a.     Ensure that owners/investors requests be incorporated. 

i.     Have a clear understanding of what our investors are expecting. 

                                              ii.     Be sure to follow pro-formed model returns at a minimum. 

10.  Review cash flow and variance reports on a monthly basis and report any positive/negative trends to Ownership

a.     Analyze all financial reporting from accounting and work with operations and accounting to provide an accurate and transparent financial report. 

b.     Prepare monthly financial update reports for outside investors

11.  Prepare weekly leasing update reports for outside investors

a.     Be sure to track YOY trends, market trends, AVG rental rates and incentives.  

12.  Prepare semi-annual Advisor Board summary reports on properties in the portfolio

13.  Manage asset sales when necessary (typically utilizing outside brokerage firms)

14.  Optimize the subsequent value of a growing student housing portfolio

15.  Work closely with the CEO to set the overall asset management strategy, in developing a business strategy for each property in the portfolio that meets the company’s goals, in responding to investment committee questions regarding their assets and in reporting on each assets and on the portfolio as a whole.

16.  Deliver a broad range of asset management services in respect of the overall student housing portfolio.

a.     Construction mgmt.

b.     Vendor relations

c.     Financial analysis

17.  Ensure effective management of and communication with local and on site property management teams.

a.     Conduct quarterly visits

b.     Conduct weekly calls/video conferencing

c.     Require weekly reports

18.  Ensure development, approval and execution of business plans for each property.

19.  Manage multiple construction, leasing, improvement and sales projects with aggressive time lines.

20.  Travel to client meetings and internal meetings on an as needed basis.

21.  Meet with relationships to develop leads for property management services.

22.  Develop and implement new lead generation ideas.

23.  Attend meetings to build relationships with possible partners of business.

24.  Remain current on market trends in the industry

25.  Assist in market research

26.  Promptly contact leads, schedule meetings and meeting with prospects to explain property management services.

27.  Track leads for complete follow-up throughout the sales cycle.

28.  Prepare management agreements and additional documents in accordance with company standards.

29.  Facilitate and participate in the ‘handoff’ of the client and property.

30.  Develop, implement and enhance relationships to present services to targeted real estate agents/brokers, tax advisors, attorneys, CPAs, insurance agents, and others who may refer owner leads.

31.  Give input into the development of marketing materials including print, digital media, and video.

32.  Report weekly and monthly progress.

33.  Attend staff, training and other meetings.
