MultiVersity Housing Partners is looking for a Leasing Consultant to join its growing team at a student housing community near Frostburg State University in MD.

Major responsibilities consist of:

 

1)    Leasing                                                                                                        

a.    Greet potential residents

b.    Answer calls and persuade potential residents to visit the property

c.     Show and lease apartments by building value into what the Company offers

d.    Successfully close on showings

e.    Communicate specials and promotions

f.      Address and resolve questions/concerns in a timely manner

g.    Pursue leads

h.    Achieve goals

i.      Process leases                                                                                                        

                                               i.     Qualify applicants

1.    Process criminal background checks on prospective residents

2.    Process credit checks on guarantors

                                             ii.     Properly execute the lease

                                            iii.     Prepare lease packages and lease renewal packages

 

2)    Marketing                                                                                                    

a.    Research new marketing avenues

b.    Recommend marketing concepts to the Property Manager

c.     May implement approved marketing techniques/programs

d.    May create price sheets

e.    Plan and organize resident events and parties

3.) Tenant Experience                                                                                                      

f.      Greet existing residents

g.    Answer incoming calls

h.    Discover resident needs, wants, and fit with an appropriate unit/roommate

i.      Timely follow-up and follow through on resident needs

                                               i.     Input service requests

                                             ii.     Follow-up on trash, fires, housekeeping, roommate issues, pet registration, etc.

j.      Build rapport with residents

k.     Create hospitality and a sense of belonging in a professional atmosphere

l.      Complete guest cards and send thank-you notes

 

3)    General Clerical                                                                                                    

a.    File information

b.    Prepare correspondence

c.     Copy information

d.    Generate mailings

 

4)    Accurate Reporting                                                                                                          

a.    Enter bills into a spreadsheet

b.    Bill back residents for overages

c.     Collect checks and monies owed

d.    Read ledgers and adjust rent as needed

 

5)    Physical Plant                                                                                                                    

a.    Inspect grounds

b.    Assist with annual move out/move-in in August

c.     Assist with the inspection of units, as needed

 

6)    Projects                                                                                                                   

a.    May complete projects as directed by the Leasing Manager or Property Manager

MINIMUM AND PREFERRED QUALIFICATIONS

-EDUCATION

Minimum:

High school diploma or equivalent

 

Preferred:

 

Participation in Fair Housing classes and practice of acquired information

 

-EXPERIENCE

            Minimum:

 

One (1) year of customer service, sales, or community experience.

 

            Preferred:

 

Residential Assistant experience; experience working with college students; Property Management leasing experience; and proven sales or restaurant experience.  Related coursework is also preferred.

 

            Industry Experience Required:

o   Math skills including working with decimals, multiplication, fractions, and division

o   Ability to read ledgers

Prior OneSite software experience, is a plus

WORK ENVIRONMENT (List standard conditions and any applicable hazards.)

The work is conducted in a temperature controlled office environment with moderate noise levels.  However, outside marketing may constitute up to 20% of this employee’s time.
