Summary

CloudHQ has state-of-the-art data center sites located in two Northern Virginia locations, as well as London, Frankfurt and Paris, and we anticipate exponential growth over the next several years both in the US and abroad. We are seeking a Development Manager to join our growing team. This position is based in Northern Virginia and will support development of other locations domestically and potentially internationally. 

Position Summary
The Development Manager will be a critical member of the development team, responsible for ground-up development and construction of CloudHQ’s (CHQ) Data Center products. The Development Manager will focus on all stages of a project, with an emphasis on speed to market of all future inventory, quick project delivery, and cost effectiveness.  The Development Manager will be responsible for professionally representing CHQ’s development department across multiple functions within the organization as well as outside of the company.  This role will be the primary point of contact and communication for upfront development activities, acting as a leader to the CHQ Development team design team, and the primary liaison between CHQ and the construction/design teams.

Note: this is not a remote role, and travel may be required. The candidate will need to be in the DMV area to perform this role.

About the Role
We will entrust you with specific responsibilities including:
Assist with master planning, entitlement, and permitting processes
Provide strategic real estate minded guidance to leadership
Support CHQ land acquisition due diligence efforts
Provide input on land planning concepts with technical backing
Draft and distribute RFPs for design disciplines and make award recommendations
Prepare and present development business plans
Coordinate and develop project budgets and manage throughout the life of project
Assist with contract negotiations
Lead design process and development of construction documents including specifications
Work with design/construction teams to establish schedules
Build and leverage partnerships with architects, engineers, contractors, trade partners, equipment vendors, local municipalities, etc. 
Coordinate design constructability, maintainability, and strategy with operations group
Communication with adjacent property owners and neighborhood groups as needed
Assist with utilities planning and coordination
Produce management reports relative to development projects
Assist with the production of marketing materials
Supervision of project participants as needed
Coordinate Customer deal pursuits and provide support to CHQ Sales and Marketing
Attend project OAC meetings (among others) and liaise action items between CHQ and design/construction teams
Champion CHQ initiatives on all projects
Develop creative solutions and innovations to help streamline processes
Complete all other duties as assigned by supervisor
Adhere to company safety standards and help promote a safe working environment for office and field employees, subcontractors and clients

Position may require occasional local travel, and after-hours accessibility in the event of urgent needs

Basic Qualifications and Requirements
Education:  Bachelor’s degree, Real Estate Development, Finance, Construction Management, Architecture, Engineering or Equivalent

Experience:  Minimum 5 years’ experience in real estate development and/or construction management; data center experience preferred. Background in complex commercial development required if no data center experience.

Ability to travel to data center sites, client meetings, trainings or conferences as requested and required.
Ability and willingness to respond to emails and calls after hours in the event of an emergency or when required

This position is physically located in Ashburn, VA with need for travel across data centers in Northern Virginia.
