The Property Manager will report directly to the Regional Vice President. The primary responsibilities of the position will be to assist the Regional Vice President in the management, maintenance and operation of 350,000 SF Commercial projects in Seattle, WA, and the oversight of on site personnel. The portfolio consists of multiple office buildings and is currently occupied by 80 tenants. This is a high-profile opportunity well suited for a candidate with property management experience who understands that increasing property values is achieved by maintaining high occupancy levels and minimizing operating costs, and to have the best maintained property in the market.

Responsibilities

      Requirements & Qualifications

      Real Estate license required, Bachelor degree preferred, and 3+ years of relevant work experience in commercial real estate required. Real Property Administrator (RPA) and/or Certified Property Manager (CPM) designation a plus. Must be fluent in Word, Excel, and have familiarity in accounting software programs (Yardi platform currently used). Knowledge in office and retail product types required. The candidate must have excellent oral and written communication skills, and superior skills in tenant relations & customer service, supervision, budgeting/financial reporting. Other essential capabilities include commitment to meet deadlines, integrity, work ethic & leadership qualities.

      Supervisory Responsibilities: This candidate will supervise the on site staff of two Assistant Property Managers, as well as contractors and vendors performing work on the asset.

      Travel: Ability to travel up to 25% of time by car within the Seattle Area.

      • Manage the entire operation, management and maintenance of 350,000 square feet of office and retail uses, ensuring the income is maximized, expenses controlled, and the value of the asset is maintained by sustaining occupancy through tenant retention and timely leasing and marketing efforts.
      • Timely completion of accurate budgets, marketing & leasing assumptions, quarterly financial reporting, CAM reconciliations, and other related financial tools implemented by owner, investors and/or lenders.
      • Assists in monitoring all lease expirations and negotiating and executing lease renewals. Assist the leasing team on executing the leasing and marketing strategy for the asset by staying abreast of competitive properties and market conditions – including rental and vacancy rates, lease concessions, and other factors affecting the market and the asset.
      • Facilitate, monitor and oversee all capital improvements at the property. Regularly inspect the asset to ensure the property is maintained at an optimum level, and safeguard the security and protection of all tenants and visitors.
