About the Role:
The Real Estate Acquisition & Title Associate or Manager is responsible for identifying and securing optimal sites for Mission’s growing pipeline of Solar and Battery projects. In this position you will own outreach and build relationships with a range of landowners in various communities with a people-first mentality; conduct title curative work including reviewing title commitments, identifying and resolving title defects, and coordinating with title companies, attorneys, and other stakeholders to deliver clean, insurable title on projects; creatively and strategically structure, negotiate and execute on all facets of real estate transactions including letters of intent, leases, purchase agreements, title curative and more; and partner cross-functionally with Mission’s development, permitting, development engineer, and finance teams collaboratively and effectively.

Responsibilities:

Review title commitments, exception documents, and ALTA surveys to identify title defects, encumbrances, and other clouds on title that could impact project development.

Develop and execute title curative strategies, including drafting and obtaining curative instruments such as affidavits, deeds, releases, and easements to resolve identified defects.

Coordinate with title companies, underwriters, and outside legal counsel to resolve complex title issues and secure title insurance commitments for projects.

Lead real estate transaction activity including identification and screening of acquisition targets, and negotiations for real estate property options, leases and easements.

Ensure the creation of appropriate land and transaction documentation and maintain orderly databases of key information.

Keep internal staff up to date with regular reporting on site acquisition progress.

Manage associate support of real estate acquisition activities.

Conduct outreach to landowners via mailers and phone calls.

Manage preparation of the real property component of development projects for financing by clearing interfering title matters, commissioning Phase I Environmental reports and ALTA Surveys.

Conduct preliminary permitting screening of sites with local jurisdictions and support the early stages of project permitting.

Identify process improvements and implement enhanced business practices that increase efficiency, reliability and/or timeliness of the real estate functions.

Advise internal staff on any fatal flaws or issues that may prohibit acquisition or development.

Effectively elevate issues to Managers as necessary.
Desired Qualifications:

Must be a highly personable self-starter.

Demonstrated attention to detail and contract drafting and review skills.

Strong organizational, project management and problem-solving skills and ability to structure work to meet project schedules and deadlines.

Ability to prioritize tasks and juggle competing deadlines effectively.

Proficiency in Google Earth and Microsoft Excel. Knowledge of Smartsheet or ArcGIS a plus.

Demonstrated title curative experience

Proven ability to review and interpret title commitments, title exception documents, and ALTA surveys to assess title risk.

Experience identifying and resolving common title defects, including gaps in chain of title, unprobated wills, liens, encumbrances, and boundary disputes.

Familiarity with curative instruments including affidavits of heirship, correction deeds, releases, subordination agreements, and boundary line agreements.

Ability to work effectively with title companies, underwriters, and legal counsel to obtain clear title and title insurance commitments for development-stage projects.

3-4 years of experience negotiating real property transactions is a plus.

Understanding of real estate fundamentals, including matters related to acquisition and title clearing.

Ability to develop and maintain relationships with internal and external clients, consultants and landowners.

Strong oral and written communication as well as excellent analytical and commercial skills.

Ability and willingness to travel within the United States as much as 25% of the time.
Mission offers highly competitive compensation. Our benefits package includes medical, dental, vision, and health insurance; 401(k) plan with company match; and generous time-off policies. Compensation: $90,000 -125,000 annual salary + bonus, depending on qualifications and relevant experience for associate to manager level.
