SUMMARY:

The Porter is responsible for maintaining the grounds of the community in an attractive condition and assist in other types of maintenance, when necessary. Additionally may perform other administrative duties as assigned by the Property Manager.

 ESSENTIAL FUNCTIONS:


·     Maintain grounds daily by picking up litter and pet waste, watering grass and plants, sweeping sidewalks and parking lots, raking leaves and cultivating plants.

·     Remove bulk trash items from property when observed and trash from apartments upon tenant move out.

·     Continually inspect property for repairs and improvements and report any to Property Manager.

·     Maintain hallways or breezeways, mailbox areas, corridors, stairways, amenity areas, curbs, gutters and sidewalks in a clean and attractive condition.

·     Shampoo vacant and occupied apartments as requested.

·     Dust and polish furniture, woodwork and shelving. Empty and clean wastebaskets and windows and clean/disinfect restrooms to enhance housing quality standards.

·     Assist Maintenance Technician with work to be done, as requested.

·     Paint interior and exterior, as requested.

·     Assist in inventory control and upkeep of all grounds equipment and supplies.

·     Assist with any emergency maintenance.

·     Maintain pool areas, if applicable.

·     Pick up and deliver messages or supplies, run errands as required by Property Manager.

·     Assist Property Manager and Resident Services Manager with planning and executing of resident events.

·     Follow OSHA and Company safety standards.

·     Punctuality, timeliness and adherence to the specified work schedule and office hours are required. Porters are expected to actively perform and complete their duties on a daily/weekly/monthly basis, or as otherwise directed by the Property Manager.

 KNOWLEDGE, SKILLS AND ABILITIES - GENERAL PERFORMANCE:

  • Knowledge of standards, practices and cleaning processes of the janitorial trade.
  • Ability to apply proper chemical handling procedures.
  • Basic knowledge of fire safety.
  • Ability to read and understand operating instructions and manuals for tools, equipment and chemicals at assigned locations.
  • Familiarity with some computer skills including email, electronic time keeping and mobile software applications.
  • Ability to follow verbal and written instructions and maintain accurate records.
  • Ability to work harmoniously and respectfully with staff, residents and the public.

EDUCATION AND EXPERIENCE REQUIRED:  

·     This is an entry level position.

·     High School or GED diploma preferred or one to three months related experience and/or training or equivalent combination of education and experience.

·     Thorough, reliable, responsible, honest, organized, flexible and courteous.

·     Valid Class “C” Texas Driver’s License required.

PHYSICAL AND MENTAL REQUIREMENTS:

·     Ability to move around the property in all types of weather conditions.

·     A significant amount of physical activity (walking, climbing stairs or ladders, bending, stooping, squatting, kneeling, crawling, reaching above shoulder height, grasping, gripping, turning or lifting) is required on a daily basis.

·     Ability to lift up to 50 pounds.

·     Ability to operate power equipment including scrubbing machines, vacuum cleaners and other tools.

·     The mental work demands include regular attendance, working well with others, verbal contact with others, noise and occasional travel by convention means including motor vehicle and the like within Prospera’s region and other locations as required.
