Job Title - Assistant Property Manager

Job Purpose
The Assistant Property Manager will support the daily operations of all New Destiny Housing’s properties in the Property Management Department’s portfolio. The Assistant Property Manager is responsible for the day-to-day administrative tasks of the department. This role will focus on ensuring operational excellence and the trauma-informed property management services.
Duties and Responsibilities
Oversee Portfolio of Properties:
• Oversee and manage a portfolio of approximately 460 units across multiple LIHTC properties, ensuring ongoing tax credit compliance.
• Ensure compliance with all city, state, and federal regulations, including Local Law and safety requirements.
• Coordinate with maintenance teams and vendors for timely repairs.
• Supervise Leasing Agent, Compliance Manager, and Tenant Liaison, ensuring all services provided are of quality and trauma-informed.
• Review rent arrearages across portfolio and meet monthly with Property Management and the social services department on rent recovery procedures and/or commencing legal actions.
• Oversee rent processes, including communicating with NYCHA/HPD Section 8 systems to update leasing, issue monthly rent statements across all buildings, update ongoing rent charges at lease renewals, and any other related responsibilities as required.
Administrative Tasks:
• Oversee all NYC agency violation issues when necessary.
• Monitor and maintain current files on multiple dwelling registrations, rent stabilization registrations, and all other city and state regulations as needed.
• Provide accounts payable support with the fiscal team by assisting in coding invoices, vendor communication on payment, and check discrepancies.
• Conduct bi-annual building and security inspections in conjunction with the maintenance team. Identify potential repair or improvement needs and coordinate follow-up actions through to completion.
• Serve as point of contact for vendors and staff, addressing day-to-day operational needs and requests.
• Oversee rent collection monthly at all on-site rent collection boxes throughout properties.
• Minimum of 4+ years in property management in New York City with heavy administrative oversight, LIHTC experience preferred.
• Proven ability to manage complex portfolios and work directly with residents and building staff.
• Proficiency in Microsoft Office, experience with property management software.
• Excellent organizational, communication, and leadership skills
• Familiarity with NYC housing regulations, compliance, and fair housing/anti-discrimination laws.
• A desire to be a part of a trauma-informed property management team, focusing on the needs of tenants and with a mission to keep tenants stably housed.
• Ability to travel throughout the five boroughs multiple days a week.
Compensation/Benefits
Salary is $80,000-$90,000. Hybrid work available, with three days in the office at multiple locations. This is a full-time position with a benefits package including medical, dental, vision, short disability, PTO paid holidays and 401(k). EOE
