Van Leeuwen Ice Cream is hiring a full-time Construction and Facilities Manager. This is a great opportunity for a highly experienced individual to work closely with the founding team of Van Leeuwen Ice Cream as the company embarks on its next stage of accelerated growth. The ideal candidate is someone who has experience in the food or retail space owning the entirety of the construction timeline, from site selection and lease review through project close-out.


The Construction and Facilities Manager will  manage and monitor the timely and cost-effective construction of new Van Leeuwen Ice Cream shops, remodel projects, and related enhancement initiatives for existing shops, ensuring all project completion is in compliance with Van Leeuwen plans and standards. The Construction and Facilities Manager works on the operations team and should be comfortable managing the work and relationships of Van Leeuwen’s architects, real estate brokers, contractors, sub-contractors, engineers, and other vendors in order to oversee and optimize the construction, renovation, and maintenance processes for our scoop shops.


RESPONSIBILITIES


  • Accountable for delivery of new store opening projects on time, on budget, on quality
  • Oversees the entirety of the construction timeline, including but not limited to potential site review, evaluation of construction terms in lease, contractor bidding process, bid review and contractor selection, permitting, construction management and administration, punch walks, and project close-out
  • Accountable to and oversees the new store budget and any renovation budgets.
  • Identifies opportunities for construction cost savings through more efficient and/or bulk procurement, vendor selection, and/or materials selection.  Seeks out additional ways to drive down Van Leeuwen construction costs
  • Working with a cross-functional team, uses standard work and reliable methods to support project kick-off, meet all project milestones, report regularly progress on all projects, and identify and support opportunities for continuous improvement
  • Assists real estate and operations teams with preliminary site investigations to determine the feasibility of proposed new store sites, and to support the completion of any negotiations to secure new store sites.  Works alongside COO on work letters and other construction-related items in lease negotiations
  • Accountable for timely and effective engagement of all consultants required to fully execute each project, with a focus on ensuring all parties correctly implement Van Leeuwen design standards, stay on track with construction deadlines, and complete documents on time and at the level required to submit for all permits/approvals
  • Ensures that new construction and remodel projects obtain necessary permits and variances to maintain ongoing compliance with all state and local building and zoning laws and codes; requests variances and/or exemptions from zoning laws on the company's behalf, as necessary
  • Accountable for project timeline management and communication of these timelines to the operations team
  • Accountable for line item project cost review, approval, budget management and funding request submission for new construction and renovation projects. Responsible for reconciliation of project budget for all projects, ensuring all relative payments are carried out and the project conforms to the originally approved and/or revised budget
  • Performs periodic on-site evaluations of construction in progress; monitors and manages third party consultants, contractor schedule and quality of work completed; identifies and communicates substandard workmanship and/or scheduling issues to contractor for immediate resolution
  • Works alongside Director of Operations overseeing all existing store renovations, improvements, and general maintenance and preventative maintenance projects

REQUIREMENTS

  • University degree in Engineering or Construction Management preferred
  • 3-5+ years related experience in construction management at a retail brand or at a construction management firm with experience in retail
  • Knowledge of construction processes and techniques, project planning, bidding and budgeting, construction materials/specifications, building codes, zoning laws, permitting, mechanical/electrical systems, surveying, kitchen equipment and restaurant operations
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook, Project)
  • Strong negotiation and management skills
  • Demonstrates thorough understanding of critical path scheduling and work sequencing
  • Demonstrates thorough understanding and working knowledge of contracting, budgeting and change order management
  • Demonstrates ability to create scopes of work, budgets and monitors required to manage project pipeline
  • Demonstrates strong communication skills
  • Available to travel, as needed
