Job Title:        Handyman                               

Department:  Maintenance

Reports To:    Executive Director   

FLSA Status: Exempt

 

SUMMARY

The Handyman oversees the maintenance to ensure that all areas of the community in compliance with all establish guidelines, codes and regulations.  Performs the following duties personally or through subordinates.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

 

  • Coordinate preventative maintenance programs according to manufacturer's guidelines and specifications
  • Maintain preventative maintenance records on each residential unit and utilize work order system to track all repairs
  • Coordinate and provide full-service, on-call maintenance 24 hours a day, 7 days per week
  • Conduct daily inspection of building, grounds, and equipment
  • Ensure compliance with all local, state, and federal regulatory agencies including documenting inspections/maintenance of fire extinguishers, ladders, MSDS notebooks, fire exits, and fire prevention and alarm systems
  • Ensure safety of residents, visitors, and associates by identifying and resolving potential hazards
  • Maintain and control maintenance supply inventory
  • Budget of maintenance supplies

 

Supervisory Responsibilities:

Carries out some supervisory responsibilities in accordance with the organization's policies, procedures and applicable laws. Responsibilities include interviewing new vendors and retrieving the necessary paperwork, training employees; planning, assigning, and directing work; rewarding and disciplining employees; addressing complaints and resolving problems.

 Education/Experience:

  • Bachelor's degree (B. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Valid driver’s license for use of company vehicle
  • CPR certification preferred
  • AED certification preferred
  • Ability to multi-task
  • Experience with hand tools, ladders, electrical cords, golf cart, fire extinguishers, calculators, air compressors

 

Communication Skills:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.  Ability to write reports, business correspondence, and procedure manuals.  Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

 

Mathematical Skills:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

 

Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

 

Computer Skills:

Competency with Microsoft Office Suite.  Able to check and send emails, attach pictures and read a calendar.

 

Travel:

The employee will occasionally drive 0-25 miles
