We are looking for a results-driven Renovations & Facilities Project Manager to join our team. This role is an opportunity for a creative, talented individual to join a committed start-up team dedicated to delivering excellent, free public education to children of all backgrounds and transforming the landscape of public education.
Overseeing and driving facilities-related projects, including managing design and construction phases for new facilities and providing operations and facility support for existing facilities
Providing strategic input for facilities management decisions and communicating the Zeta mission and priorities to external and internal parties
New facility project management
Providing end-to-end facilities project design leadership by managing all aspects of lease negotiation and the construction and design process, from conceptual stage through project completion
Creating project plans and timelines to support team priorities and goals and ensure timely completion of facilities projects, as well as provide recommendations for improvements in systems and processes
Reviewing design and construction plans to ensure feasibility with Zeta’s school program and facility use plans
Conducting regular site visits during construction phase and monitoring progress to ensure on-time completion of all projects
Building and maintaining successful partnerships with various stakeholders to achieve organizational objectives and ensure that specific deliverables and performance standards are executed
Interviewing and negotiating contracts with external design and construction consultants
Supervising and managing all design consultants, contractors, subcontractors, and other vendors during contract development, design phases, bid management, uniform administrative requirements, cost principles, and audit requirements
Working with our Network Leadership team to develop and report on detailed project budgets and benchmarks prior to and during design process based on unit cost analysis and historical and market data
Performing peer review particularly related to NYC building code in order to facilitate all permits for projects both new and existing retrofits (zoning, certificate of occupancy, inspection, permits, etc.)
Supporting in-house due diligence efforts by completing complex zoning analyses, test fits, and occupancy checks
Operations management and support
Creating, implementing, and managing facilities and operational objectives and processes across our Zeta schools
Disseminating information and tools to support school-based operations teams in facilities management and identify trends in school facilities data to drive strategy and efficiency
Serving as a liaison between school-based operations teams, building management personnel, and third-party vendors to support with ongoing building maintenance
Providing real-time customer service to our schools in order to maintain operational efficiency and best practices
Creating and executing preventative maintenance plans for all school buildings on a rotating basis
Wearing multiple hats as a part of a lean start-up team, supporting the work of others on the team
Demonstrated passion for the mission, vision, and core values of Zeta Schools
Bachelor’s degree, preferably in Architecture, Engineering, Construction Management or a related field, and 5+ years of experience in Project/Renovation/Construction Management
Understanding of architectural and engineering drawings
Strong project management skills and a sense of ownership over projects that drive efficiency and excellence in all aspects of work
Ability to prioritize and manage multiple projects at once
Strong systems-thinking skills to create scalable processes across schools
Experience with all aspects of New York City school and multistory building management projects, including design management and coordination, code compliance review, budgeting, scheduling, submittals, change orders, and closeout
Demonstrated high level of performance in project design and delivery, budgeting, contract negotiations, and scheduling
Familiarity with school-specific building code and safety requirements a plus
Compensation is commensurate with experience. Zeta offers a competitive compensation package.
